Nowdays office space in new business centers is usually up to 100% pre-sold or pre-leased during construction phase. Market experts estimated that the office premises segment can absorb annually up to 150 thousand sqm of newly constructed premises for the next 5 years without substantial deterioration in existing rental rates.
We strongly believe that demand for office space will constantly increase, while absorption will remain restricted by limited supply for at least 2006-2008.
Demand for lease of big office premises came primarily from foreign companies, taking larger and better quality premises for long periods of lease/rent.
During 2007 we expect increasing numbers of professional international developers to come to Ukraine to address the demand for high quality office premises.
